Building Highlights:

Office Lobby
The spectacular ceiling in the building’s 1st floor lobby truly provides a distinctive character to the property. The terrazzo lobby floor, bronze elevator doors embossed with the building logo and Tennessee pink polished marble pillars add to a feeling of rich sophistication.

Floor Plate
The building floor plate is a U-shaped structure around an open interior court. Holibard & Roche designed the building with large windows closely set together to maximize the windowline. This design puts primary importance on light resulting in office space with abundant natural light.

Views
Approximately 50% of the office space is “view space” with unobstructed views of Grant Park and Lake Michigan. The office space facing the interior open light court enjoys good light due to the combination of the reflective white-glazed brick of the light court and the large amount of windowline due to the oversized windows.

Fire and Life Safety
In 2000, the building installed a state-of-the-art fire and life safety system which includes: Class A fire alarm and voice communication systems and a natural gas emergency generator powers emergency egress lighting for the stairwells and the corridors for the office and are on a separate EM power circuit. The fire alarm portion consists of smoke and heat detectors and strobes throughout the building, with the fire control panel located in the office lobby. The voice communications allow the lobby fire panel to broadcast to all or specific locations for instructions. The stairwells have phones every 5 floors directly connected to the fire control panel.

Property Security
The security desk in the office lobby is manned 24 hours a day, 7 days a week. Supplemental security cameras and an alarm system featuring 14 cameras from various perimeter and interior locations are monitored and recorded at the security desk.

A new Phoenix cardkey system enables tenants, after-hours and on weekends, to simply swipe their card on entry and exit for visual identification by security personnel.

Telecommunications
The building is wired to provide tenants state-of-the-art telecommunications and hi-speed internet access including T-1 lines and fiber optic cable. The property also has the advantage of an unobstructed line-of-sight from the roof allowing the installation of satellite dishes and wireless internet access. AT&T Cable also is in the building providing cable TV, cable modem and video conferencing capabilities.

Parking
More than 12,000 parking stalls are located within a two-block radius of the property. More than half of these are located in the expansive, publicly-owned parking structure located beneath Millennium Park, directly across the street from the property.
